Required Documents

Mortgage lenders require paperwork that verifies the information we place on your loan application. 

Our goal is to obtain a speedy approval! The below items are typical required documents:

Income & Assets:

  • W-2's from the past two years
  • Paystubs covering the most recent 30 days
  • If retired, verification of monthly retirement income
  • Two months most recent bank statements, for all asset accounts
  • Tax returns (1040s) from the past two years
  • For self-employed borrowers, employed in sales, paid by commission or owns rental real estate:
    • Two years signed personal tax returns - including all schedules
    • If self-employed through a corporation - last two years corporate returns


  • If you currently own a home:
    • Current mortgage statement showing if you currently escrow taxes and/or insurance
    • If you do not escrow taxes and/or insurance, your most recent tax bill and insurance policy showing the annual premium
    • If you live in a homeowner's association, most recent invoice from your HOA proving recurring dues


  • Copy of the purchase or sales agreement, for purchases
  • Copy of Drivers Licenses
